Prepared by Ben O'Brien, Head of Sales / Lead AgentSpringfield is 18.4% ahead of where it was a year ago, with a median house price of $1,030,000 for the year to September and 101 sales in that time. It also held its value better than any suburb around it this quarter: RP Data's index, which runs to August, slipped just 1.4%, where Greater Brisbane lost 4.7% over the same three months (all dwellings, on Cotality's index). Rents are up 4.6% to $680 a week, and the gross yield is 3.8%.
Twenty-six homes changed hands in Springfield between July and September, and 12 of them sold for $1 million or more. The best result was $1.405 million on Telopea Way. Homes here sell in a median of 22 days. Buyers still do not have much to choose from: 31 established houses are for sale today, plus nine house-and-land packages at Springfield Rise. At our own open homes across the area we met 57 groups over 40 opens, and four of those buyers came back for a second look. Our Springfield listing on Panorama Drive drew 14 groups in five opens.
With about 40 homes for sale, buyers in Springfield have the least choice in the area, and it shows at our open homes: our Panorama Drive listing drew 14 groups across five opens, double the team average. The families we meet have outgrown a Lakes or Mountain block and want land they can do something with.
The typical Springfield house sold for $1,030,000 this quarter, which is also realestate.com.au's median for the year to September, up 18.4%. Eight of the 26 sales landed between $900,000 and $1 million, and 12 cleared $1 million. Rents have been steady at $680 a week for the last three months, up from $660 a year ago, across 153 rentals. The gross yield sits at 3.8% on realestate.com.au's figures for the year to September.
Twelve of the quarter's 26 sales cleared $1 million, and the top result was $1.405 million on Telopea Way. The quarter's median of $1,030,000 is right on the suburb's figure for the year, so Springfield held its level while the suburbs around it gave a little back. The seven buyers who put a figure on our Panorama Drive listing averaged $1.14 million, so buyers here know what a Springfield home is worth.
Mater Hospital Springfield opened on 20 May 2026 with 186 public beds, giving Greater Springfield its first public emergency department. Council's 2026-27 budget funds Stage 2 of the Springfield Parkway duplication, with a start proposed from September and completion in December 2027, and puts $10.5 million over three years into widening Augusta Parkway and Sinnathamby Boulevard to four lanes. The Springfield-Redbank special school is half built and opens for Term 1 2027, and a senior campus for Springfield Central State High School is being planned for 2029 to 2031. In July the City West site at Springfield Central sold for $50 million, with a Coles-anchored village centre planned to open in mid-2029.
Ipswich passed 270,000 residents in January, up nearly 10,000 in a year, and council expects 530,000 within 20 years. Greater Springfield holds 38,415 of them. A passenger rail line from Ipswich to Springfield Central has been studied and has $7.5 million set aside for a business case, but no money yet to build it, so it stays a long-term prospect.
Springfield Central's next stage, the senior campus and the City West precinct, is on Springfield's doorstep. It is years rather than months away, but it is why I think Springfield keeps its premium over the Lakes for a long time yet.
Springfield is the one suburb around here where I would not wait for more stock before listing. There is so little of it that a well-presented home on a 700 square metre block has the field to itself, and we sold three here this quarter. Get a current figure and we can talk about timing.

Greater Brisbane has had a softer year than we have. Cotality's index for all dwellings fell 1.5% in September and 4.7% over the quarter, and sits 5.4% below its May peak at a median of $1,048,880, though it is still 5.9% up on a year ago. Brisbane home sales are down 27.2% on a year ago, the sharpest fall of any capital. Across the capitals homes are taking 39 days to sell, against 23 a year earlier, with 23.1% more homes listed.
